Charlotte Daily Short: Why It Is Foolish To Wait Until April To Sell Your Home

So you're thinking about selling, but you want to put it off until late Spring or early Summer when everyone else puts their house on the market.  

There is nothing wrong with listing your house for sale in the second quarter of the year if that is when you make the decision to sell your home.

However, if you are already planning to sell your home this year, waiting just a couple of months could be a costly mistake.

Here are two reasons why:

1)  Mortgage interest rates were all over the place in 2015 and no one really knows where they are headed in 2016, but most projections have them increasing over the course of the year.  

As a seller, you may think rising interest rates aren't that big of a deal because they don't affect you.  

Do you plan to buy a home when your house sells?  If so, you likely need a loan, too!  

Also, as interest rates increase, purchasing power decreases and your number of eligible buyers shrinks.

2)  The three months in red -- April, May, and June -- are when most sellers decide to list their house.  

By listing your home for sale in February or March, you will face less competition from other listings than you will by waiting.  

Just be sure to price your house correctly the first time so you're not still on the market when all the fresh new listings come along.

Charlotte Daily Short: Carolina Panthers' Super Bowl Sendoff #PantherPride Rally at Romare Bearden Park


The NFC Champion Carolina Panthers have their bags packed and are leaving on a jet plane from Charlotte, North Carolina bound for sunny Santa Clara, California.

That's where they'll play the AFC Champion Denver Broncos in Super Bowl 50 a week from this Sunday at Levi Stadium, home of the San Francisco 49ers.

However, before leaving, there will be an official sendoff rally in Charlotte's Romare Bearden Park at noon on Friday, January 29, 2016 to congratulate the Panthers' players and coaches on a amazing 17-1 season and to remind the team there is one more game to play -- and it's the biggest one of them all.

Charlotte Daily Short: Queen's Feast: Charlotte Restaurant Week® Is Here, January 22-31, 2016


Queen's Feast: Charlotte Restaurant Week® is back!

The Winter 2016 version of Queen's Feast takes place from January 22-31, 2016.

"Winter Storm Jonas" forced several participating restaurants to close their doors on Opening Day, but the semi-annual event is back in full swing.

More than 125 restaurants across the Greater Charlotte region participate in Queen's Feast, offering full course meals--many complete with an alcoholic beverage and/or dessert--for $30 or $35.

This means a party of two can have a meal out for $60-$70 (tip and tax excluded) which ordinarily costs upwards of $80-$100.

Because I love great food and I love getting a great deal, I never miss an opportunity to eat out for a discount!

There is nothing finer in the Carolinas than dinner out at a cost-prohibitive restaurant for a substantial discount during Queen's Feast.

So stretch your dollar a little further this week while expanding your pallet at a fine dining establishment you wouldn't otherwise try.

Charlotte Real Estate: Nine Steps To Selling Your House

So, you own a home in Charlotte, North Carolina or one of the surrounding areas and you've decided you want to sell.

Hopefully you've arrived at your decision by considering all of the pros and cons of handing over the keys to your house to someone else and moving on to a new home.

Maybe your growing family needs more space or you want to move into a better school district.  Perhaps you are looking to downsize or you're moving to a different area of town -- or a different part of the country -- for your job.

Whatever your reason is for deciding to sell your house, the basic process is the same, though every transaction has twists and turns along the way.

Steps to Selling Your Home

1.  Hire a knowledgeable and trustworthy Realtor®.  

I recommend hiring someone who is familiar with your neighborhood and your house's surrounding community.

The Realtor® you choose to work with may or may not have previously sold in your neighborhood, and that's okay as long as he has a good feel for the area and has access to all of the information he would need concerning your community.


Make sure he can talk about more than just the house, but also about the experience of living in your neighborhood.

2.  Give your agent a tour of the home.

Your agent may want to look at the home without you hovering over her shoulder initially, so prepare a list of everything that is unique or special which adds value to your property and then compare notes.

You want to be sure she doesn't miss anything, but she may notice some things you haven't picked up on.

3.  Discuss the marketing plan for selling your home.

Every Realtor® will post your listing on multiple listing services (MLS) and syndicated real estate websites, but what else will he do to actively promote your home?  Will he utilize social media to promote your property not just to his immediate network, but to the masses?

Does your agent have a social media presence beyond Facebook?  Check out his LinkedIn, Twitter, Instagram, and Pinterest profiles if he uses them.  Does he have a blog (like It's Jimmy On...) with a solid readership and does he promote it?

Does your agent have a professional Facebook page from which he can run paid ads and promote posts to increase your listing's visibility?  Will he hold an Open House or a Broker's Open and if so, when?  Which neighbors and neighborhoods will he market to, and how?

Does your agent hire a professional photographer or take pictures himself?  Does he use video and will he blog about your home and post a tour on YouTube?  Does he have a strong, local database of past clients, vendors, real estate agents, friends and family he regularly communicates with?  Is he connected with local businesses?  And what does he do that sets him apart from every other agent in your market?

4.  Determine your home's list price and go for it!

Your Realtor® should be familiar with comparable properties, aka, "comps," which have recently sold in your neighborhood or nearby from which he can identify a suitable market value price range.

Review properties which have sold in your neighborhood in the last six months as well as those that are currently on the market.  Also, look at other homes outside of your neighborhood, yet in the same immediate area, which your potential buyer will consider to gain insight into your property's market value.

Now here's the catch:  Your agent does not determine how much your home is worth.  Only the market can do that.  But your agent can, and should, offer guidance in determining a reasonable price range based on your goals.  

If you need to get maximum price from your sale and don't need to sell quickly, then you may decide to price on the higher end.  If time is of the essence and you can afford to sell for a little less, you may price the property slightly below market value.  Oftentimes in a seller's market, pricing the home slightly below market value can drive the price skyward due to multiple offers to purchase the property.  

Don't overthink it, but make an educated decision and be willing to pivot if you quickly determine you incorrectly priced the property.

However, be warned: statistics show that homes correctly priced at the time of listing sell much more quickly and for a higher price than those which are overpriced at the start and experience one or more price reductions or become stale listings after several months on the market.

5.  Showing your property.

You've signed the paperwork and your agent has put her sign in your hard and is actively marketing your property.  If you've priced your home smartly and have posted great pictures on MLS, you should begin to start having showings pretty quickly in a healthy real estate market.

This may seem like common sense, but my biggest two pieces of advice are: A) Keep your home clean and presentable at all times and B) Be flexible and accommodating to potential buyers who may want to tour your home when it's not convenient to you.

6. Receiving and negotiating the offer.

This is the day you have been waiting for!  Someone wants to purchase your house and has submitted an Offer to Purchase and Contract.

In addition to offering a purchase price, the offer will include proposed deposits (Earnest Money Deposit and Due Diligence Fee), important dates (Due Diligence and Closing dates), as well as potential "extras" like requesting a home owner's warranty paid by the seller, personal property / appliances the buyer would like left behind, and all or part of closing costs to be paid by the seller.

7. Due diligence period.

This is the time during which the home is under contract but has not yet been closed.  This is also when the potential buyer conducts his / her "due diligence" to inspect the property, formally apply for a loan to purchase your house, and request any desired repairs or monetary concessions (i.e., change of sales price or seller-paid closing costs).  During the due diligence period, the buyer can back
out of his agreement to purchase your home for any reason.
You may need to hire a handyman or
general contractor for home repairs.

Due diligence requests are formally submitted by the buyer's agent to the seller's agent using a special form called "Due Diligence Request and Agreement."  In order to move forward with the sale of the property, both parties must agree on what concessions, if any, are to be made.

I always recommend using a reputable home inspector to thoroughly inspect the home and to prepare a detailed, accurate report and summary of all issues found at the house.  And I don't care how well cared for your property may be, issues are always found.

Depending upon the severity of the issues and what concessions, if any, have already been made during initial negotiations, the buyer may ask for minor or major repairs and / or additional compensation in the form of closing costs paid by the seller.

The due diligence period is also when the buyer secures financing to purchase the home and the lender conducts an appraisal of the home's value to confirm the home is being sold at or below market value

Due diligence negotiations can be more difficult and contentious than negotiations to purchase the property, but once the due diligence period has passed, you are in the home stretch and can begin feeling more confident about your property closing.

8. Packing, Moving and Cleaning.

You've accepted an offer to purchase your home, you've successfully navigated due diligence, and now your are preparing to move out of your current home and (hopefully) into your new one.

Whether you are planning to MIY (move-it-yourself) or hire a moving company, just be sure to plan ahead and to begin packing early.  Ideally, you will be packed up and completely moved out of the house at least a day or two BEFORE closing.

Plan to have the movers arrive in time to pack up all of your belongings in one day (if possible) and have them arrive at your new property in time to completely unload in one day, as well.

You are also required to wipe down and clean your home prior to cleaning, but to minimize the chance of complaints at walk-through and to leave the new home owners with a good feeling, I always advise hiring a professional cleaner to vacuum, dust, and wipe down the entire house, including bathrooms and appliances.

9. Closing Day.

This is the day you've been waiting for!  Hopefully the buyers have conducted their final walk-through without any complaints or new requests, their financing has been approved and the necessary funds wired to the closing attorney, and all you have to do is show up to the attorney's office to sign your name a dozen times and hand over all sets of keys to the new owners of your former home.

If you are like most people selling their primary residence, you may have back-to-back closings in which you sell your old home first and then purchase your new one.

The process of buying and selling a home can be among the most stressful experiences you will ever go through, but if you've hired a good team -- Realtor®, Lender, Inspectors, Contractors, Movers, Vendors Attorneys -- to help you navigate your way through from beginning to end, the end result is well worth the added stress.

Having a great support team will ease the burden you feel tremendously.

Remember that no two transactions are ever the same.  I have learned over the years to always expect the unexpected.

It is best to be prepared for any situation that could arise and grateful for every smooth transaction.

Charlotte Daily Short: Panthers Game Day and Allen Tate Realtors on Championship Sunday

First the Seahawks went down. Are the Cardinals next?

Okay, so the real saying is "Birds of a feather flock together," but this week the saying is "Birds of a feather...fall together!"

The two birds of the NFC West will have one more thing in common if the Carolina Panthers have something to say about it in tonight's NFC Championship Game at Bank of America Stadium in Uptown Charlotte!

Last week, Carolina dismantled the Seattle Seahawks in the first half and held on for a 31-24 victory.

The Panthers can earn their second ever Super Bowl berth by beating the Arizona Cardinals this evening.

Charlotte Daily Short: Snow Day 2016 in the Carolinas

Most of North Carolina and parts of South Carolina experienced snow days on Jan 22 & 23, 2016, as anywhere from half an inch of ice to a couple of feet of snow arrived as part of "Winter Storm Jonas."

Even the Carolina Panthers practiced for this weekend's NFC Championship Game vs. the Arizona Cardinals in the elements Friday morning, though game time conditions are expected to be clear Sunday night.

I still haven't figured out if winter storms have official names or if this is just something The Weather Channel does to drive ratings.

Even though Charlotte-Douglas Airport, all area schools, and several businesses were closed on Friday, the Charlotte area was not nearly as impacted as other part of the state and the East Coast which are currently getting pounded with anywhere from several inches to several feet of snow.

Less than an inch of snow and maybe .25 - .50 inches of ice fell at my home in Waxhaw, North Carolina, about 20 miles due south of Uptown Charlotte, but it was enough to enjoy a little bit of sledding on our street.

Things To Do In Charlotte: Five Great Places To Take Your Dog In Charlotte

I just read a fantastic article titled "10 New Year’s Resolutions For Dog People " via the BarkPost app on my smartphone (recommended download for all dog lovers) and one of the resolutions, "Take your pup somewhere new," inspired me to write this post.

I chose these five great places to take your dog based on personal experience.  You may notice most of these places are located in south Charlotte, and that's because I live south of Uptown.

For that reason alone, my dog rarely ventures as far north as Huntersville or Lake Norman, though I am sure there are some wonderful dog friendly attractions in that part of Charlotte, too.

1.  Social Pet Hotel & Day Care.  I can't say enough about this place.  We take our energetic three-year old puppy here at least once per week and we board him here whenever we go out of town.  The staff wear him out and treat our pooch (and us) well.

As the name implies, Social Pet is great at posting photos on social media and they send you a pic of your dog via text every day whether he is there for day care or boarding.

2.  William R. Davie District Park.  Davie Dog Park has the best open run dog park I've ever been to with three distinct areas in the big dog park, and a separate fenced run area for dogs under 20 lbs.  There are always lots of people and dogs here and most people know how to behave (and dress) appropriately.  However, it is always entertaining to see a girl in high heels or a guy in khakis here.

Warning: This is not the place to wear your Sunday (or Saturday night) best because you will leave dirtier than you were when you arrived.  On a side note, If I were a single guy with a pooch, this would be an ideal place to find a date to the Puppy Prom.

3.  Camp Bow Wow, Matthews.  When we lived closer to Matthews, we took our dog to Camp Bow Wow and he always seemed to have a great time and went home tired.  At the end of the day, that's the goal, isn't it?  The staff are friendly and the facility gets bonus points for having a webcam to check in on your four-legged friend throughout the day.

4.  McAlpine Creek Community Park.  This park has a pretty large fenced dog park (my guess is 2 acres +/-) plus great trails to take Fido for a long walk.  If you have a dog who's trouble on the leash, wear her out in the fenced area first, before taking a long stroll together along the Greenway.

5. U.S. National Whitewater Center.  Though your pup is not allowed on the zip line, ropes course, rock climbing wall or whitewater rafts, he can accompany you nearly everywhere else.  Dogs are also welcome at special events and concerts.

Update: The USNWC recently acquired 488 additional acres to go along with the 266 acres the main facility is located on and another 150 acres purchased in 2014.  With so much land by the edge of the Catawba River, there are ample opportunities to run, swim and play to your pooch's content.

Bonus: Dog Bar Charlotte.  Because drinking at a bar in NoDa is just more fun when there are 50 dogs running around under your feet.
