Thinking of Selling Your Home? This Charlotte Townhouse Went From "FOR SALE" to "SOLD" in 12 Hours!

I knew this townhouse would sell quickly, but in 12 hours?  No way!

But that's how it went down.  With a dozen showing requests made on the first day, it didn't take long for a serious buyer to make an offer and for others to express interest.

If you live in the south Charlotte area from Mint Hill to Fort Mill, Dilworth to Waxhaw, or anywhere between, and are planning to sell your home, you need to call me today to get your house from "For Sale" to "Sold."

I have a proprietary method that has resulted in my three most recent listings being sold in under 3 days apiece, though I will admit, this one was the quickest one yet!

Call me directly at 980-298-9385 to schedule an appointment today.

What Do Charlotte Area Realtors® Do At Realtors® Care Day 2016? We Volunteer With Habitat for Humanity, Naturally! #RCD2016 #Snakeskin

Snakeskin, anyone?

Welcome to Realtors® Care Day 2016 (#RCD2016) in Pineville, North Carolina, a tiny hamlet just south of Charlotte, North Carolina!

Realtors® Care Day is put on locally every year in April by the Charlotte Regional Realtor® Association.

Approximately 30 Allen Tate Company Realtors® came out to a house on China Grove Road to replace siding, to paint, to install new counter-tops and to replace the vapor barrier underneath the house.

My job was to climb in the crawl space under the house. Where do you think I found this snake skin?

I freaked out the other people who were underneath the house with me when I showed it them while we were still under the house.

They may have been frightened when they saw the snake skin, but I told them, "I'd rather see a snake skin than a live snake!"

I never figured out what kind of snake this skin belonged to, but I estimate the snake is between four to five feet long and it was shed very recently.  Whether or not this skin came from a poisonous snake, I can't say.

#RCD2016 is just one of many ways Realtors® give back to the communities we serve by partnering with Habitat for Humanity to rehabilitate an existing home for a family that can't otherwise afford the repair work.

We may not be licensed contractors, but we do our best!

#RCD2016 was a blast and I can't wait for #RCD2017!

A rag-tag crew of Realtors® if I ever saw one, replacing siding on a Habitat for Humanity house.

New Listing: Waxhaw Home For Sale in The Oaks on Providence

I am excited to announce my newest listing in Waxhaw, North Carolina, located at 4102 Citation Oaks Court in The Oaks on Providence.

Measuring 2,879 s.f., this four-bedroom home also has a large bonus room on the second floor, a cable-wired screened porch, deck and fenced yard.

Prospective buyers will love the large, covered, rocking-chair front porch before they even open the front door.

This home has a smartly designed, open-concept layout with an open kitchen, breakfast area and den.

However, the designers at Saussy Burbank insisted on a formal dining room with bay window (covered with a metal roof), and an optional living room / study just off the foyer.

The traditional style house also features beautiful hardwoods throughout the downstairs, from the foyer extending to every room, including the massive master bedroom on the main floor.

4102 Citation Oaks Court is a rare find, and one of the largest homes in The Oaks on Providence.

It is my pleasure to answer any questions about this home via email, phone or in person.

Here is a link to the listing: http://bit.ly/1RSuIXP

Look for the video to be posted soon on my YouTube channel, "Jimmy Grappone, Realtor."

Spring Cleaning Checklist: Preparing Your Home To Sell In A Hot Market

images

Spring in the Carolinas is my absolute favorite time of the year!
Temperatures are rising, flowers are in bloom, and there’s just a little bit of pollen in the air.
Spring is when we dust off our golf clubs, take our bikes out of storage, and begin spending a lot more time outside.   This is also the perfect time of year for your home’s annual “Spring Cleaning.”
What are you doing this year to prepare your home for the Spring season?
If you are prepping your home to sell, here are five activities you should do to make your home more presentable this Spring.
  1. Pressure wash / Paint your home.  To sell a house for the best possible price, one of the most important things is having great curb appeal and having a clean exterior with fresh paint will help you maximize curb appeal.

  2. Clean and Seal Your Windows.  Dirty windows are a deterrent to potential buyers and they raise the question about broken thermal seals.  Clean your windows and repair any broken seals and woods rot around your windows.

  3. Service your HVAC system.  Summer is just around the corner and buyers want confidence they won’t need to call the AC repair man on the first day of summer.  If you have an older unit, get it serviced and pay for a 1-year service warranty agreement to give home buyers peace of mind and confidence in your house.

  4. Hire a lawn service.  If you don’t have a green thumb, you’re probably not going to become an expert landscaper overnight.  Hire a lawn service to make your grass green and to keep it neatly trimmed.  Planting colorful flowers in front of your house can also enhance curb appeal.

  5. Donate to Goodwill.  Or in other words, “de-clutter.”  And that doesn’t mean shoving everything into the garage, because people want to see that, too.  If you find that you have an abundance of personal items that won’t fit neatly into boxes stacked against one garage wall, you may consider a short-term storage facility to place your items before your next move.

Now that your home is in selling condition, all you need to do is consult with a local Realtor to help you correctly position it in the market and promote it to the public and the real estate community to ensure a timely sale for the best price.

Charlotte Home in Dilworth Neighborhood Sells In 3.5 Days (Video)

The Spring real estate market has arrived in Charlotte, and homes that are well-priced, well-staged, updated and in good showing condition are selling quickly.

For example, the townhouse at 2707 Dilworth Heights Lane in Charlotte's Dilworth neighborhood was listed for sale on Saturday, the sellers received an offer on Monday, and they were under contract by Tuesday.

This listing actually generated nine showings in just four days on the market.

Join me for a walking video tour of 2707 Dilworth Heights Lane

Dilworth is among Charlotte's most popular areas due to its central location between Uptown, South End, and the Southpark areas.

The Dilworth neighborhood is also the location of several of Charlotte's oldest Live Oak trees and many of its stateliest homes.

Popular restaurants and bars on East Boulevard, including 300 East, Bakersfield East Blvd, and Lebowski's Neighborhood Grill are within easy walking distance of Dilworth Heights.  Freedom Park is just a five to ten minute bicycle ride away.  Uptown Charlotte and Southpark are five to ten minute drives away.

Dilworth is popular among young professionals seeking proximity to Uptown offices and nightlife without living in the heart of the city or in busier, trendier neighborhoods like South End or the Arts District.  It is also a relatively flat area of town, which many runners enjoy.

Empty nesters flock to the area for the convenience and culture of urban living after raising children in more suburban settings around town.

Dilworth is a favorite destination area for residents of Greater Charlotte who come to eat at great restaurants like Fran's Filling Station, Fiamma (Italian) Restaurant, and Ru San's.

If you would like to learn more about Dilworth or any of Charlotte's many neighborhoods and surrounding small towns, please contact the author.

Charlotte Daily Short: Body Worlds Exhibit at Discovery Place Charlotte Worth Admission

I took a step outside of my comfort zone this weekend and spent Valentine's Day at Discovery Place Charlotte touring Gunther von Hagens' BODY WORLD & The Cycle of Life exhibit.

Whether you think you have any interest in human anatomy or not, you do have a body consisting of a brain and other organs, muscles, tendons, nerves and bones.

What this exhibit does so beautifully is it displays real human bodies using a process called plastination to preserve individual organs and tissues after they have been removed from the deceased's body, and it poses them in such a way that beautifully reveals the simple complexity of the human form.

I found the most interesting models to be those in action, including a baseball player in the final stages of swinging a bat, a pair of hockey players colliding, and a runner with each of his muscles peeled back to reveal underlying muscles, nerves, tendons and various fibers.

The exhibit takes about an hour to go through if you truly look at every display and it is well worth the price of admission.

The current exhibit runs from November 21, 2015 until May 1, 2016 and costs $24 for non-members of the museum and $12 for Discovery Place members.  I recommend purchasing your tickets online so you don't have to wait in line.

Discovery Place Charlotte has several additional exhibits and interactive displays which are educational and entertaining for children and adults of all ages.

Five Ways To Show Your Home Love This Valentine's Day

St. Valentine's Day is quickly approaching and will arrive this Sunday, February 14, 2016.

If you've waited until now to decide how you are going to express your love to your significant other, you may have already waited too long.

However, your house doesn't care about silly things like receiving cards, flowers, and chocolates on Hallmark's favorite holiday.

Here are a few things you can do to show your home some extra love this week, this month, or just sometime this year.

1.  Pressure wash and Paint.  Nothing says "I love you" like giving your home a fresh bath and dressing it up with some makeup.

See what a difference pressure washing your home can make on its appearance.

Rent a pressure washer from the local hardware store or hire a professional to make your dingy home sparkle.

If your home is clad in wood or hardboard, consider giving it a fresh coat of paint in a color that really pops, like slate blue with white trim or straw and sage.

2.  Hire a professional cleaning service.  Sure, you clean your home constantly.

You mop and vacuum the floors, wipe down the counters, and dust off the fans at least once a week.

But when was the last time you gave your home a long, deep scrub?

It's kind of like when your spouse gives you a massage vs. receiving a professional, deep tissue massage.

Your spouse hits the surface areas, but the professional reaches every nook, cranny, and crevice.

3.  Decorate with new furniture.  You don't necessarily need to spend a fortune on new furniture to change the look of a room.

Give a room a vintage look with a dresser like this one painted "Chesapeake Blue."

Add an accent chair to a barren corner of your family room.  Or pick up an antique dresser at a garage sale or second-hand shop.

Furniture doesn't necessarily need to be new, just "new to you," to compliment and complete a room that was just missing a final piece.

4.  Build a hardscape.  Outdoor living space is just as important as indoor living space for many homeowners in the Carolinas.

Build a new cobblestone patio or upgrade your existing one.  Fire pits and outdoor fireplaces remain very popular among homeowners.

Can you see how this will improve your life?
Even a well-positioned bird bath or koi pond can make a huge difference in the appearance of -- and the enjoyment you receive from -- your backyard.

5.  Update your kitchen and / or master bath.  There are two reasons to update these two important rooms.

First, you'll get enjoyment out of having a kitchen and master bathroom you can be proud of.

Secondly, these are the two rooms with the most impact on resale home prices in your entire house.

What can tile and marble do for you?  Even granite is
considered standard counter top material these days.
Today's buyers want to move into new or "like new" homes, and studies show these two rooms have more impact on your home's value than any other room in the house.

Just don't expect to get an immediate dollar-for-dollar return on your upgrades as these are also two of the costliest rooms to improve.

Give me a call if you ever need a reference for a great contractor in your area or for more ideas on how to show your home some Valentine's Day love.
