What Do Charlotte Area Realtors® Do At Realtors® Care Day 2016? We Volunteer With Habitat for Humanity, Naturally! #RCD2016 #Snakeskin




Snakeskin, anyone?

Welcome to Realtors® Care Day 2016 (#RCD2016) in Pineville, North Carolina, a tiny hamlet just south of Charlotte, North Carolina!

Realtors® Care Day is put on locally every year in April by the Charlotte Regional Realtor® Association.

Approximately 30 Allen Tate Company Realtors® came out to a house on China Grove Road to replace siding, to paint, to install new counter-tops and to replace the vapor barrier underneath the house.

My job was to climb in the crawl space under the house. Where do you think I found this snake skin?

I freaked out the other people who were underneath the house with me when I showed it them while we were still under the house.

They may have been frightened when they saw the snake skin, but I told them, "I'd rather see a snake skin than a live snake!"

I never figured out what kind of snake this skin belonged to, but I estimate the snake is between four to five feet long and it was shed very recently.  Whether or not this skin came from a poisonous snake, I can't say.

#RCD2016 is just one of many ways Realtors® give back to the communities we serve by partnering with Habitat for Humanity to rehabilitate an existing home for a family that can't otherwise afford the repair work.

We may not be licensed contractors, but we do our best!

New Listing: Waxhaw Home For Sale in The Oaks on Providence

I am excited to announce my newest listing in Waxhaw, North Carolina, located at 4102 Citation Oaks Court in The Oaks on Providence.

Video: Open House @ Providence Grove. Nerdwallet Says Waxhaw Best City For Young Families Living in North Carolina



According to nerdwallet, the Town of Waxhaw is the best place for young families to live in North Carolina.

I will be hosting an open house in Providence Grove subdivision, located just 3.5 miles north of downtown Waxhaw.

This 3,232 square foot, five-bedroom home is located at 8104 Madrigal Court in Waxhaw and it will be open for public viewing from 12:00 until 2:00 PM.

I look forward to seeing some friendly and familiar faces in attendance!

Five Ways To Show Your Home Love This Valentine's Day


St. Valentine's Day is quickly approaching and will arrive this Sunday, February 14, 2016.

If you've waited until now to decide how you are going to express your love to your significant other, you may have already waited too long.

However, your house doesn't care about silly things like receiving cards, flowers, and chocolates on Hallmark's favorite holiday.

Here are a few things you can do to show your home some extra love this week, this month, or just sometime this year.

1.  Pressure wash and Paint.  Nothing says "I love you" like giving your home a fresh bath and dressing it up with some makeup.

See what a difference pressure washing your home can make on its appearance.

Rent a pressure washer from the local hardware store or hire a professional to make your dingy home sparkle.

If your home is clad in wood or hardboard, consider giving it a fresh coat of paint in a color that really pops, like slate blue with white trim or straw and sage.

2.  Hire a professional cleaning service.  Sure, you clean your home constantly.

You mop and vacuum the floors, wipe down the counters, and dust off the fans at least once a week.


But when was the last time you gave your home a long, deep scrub?

It's kind of like when your spouse gives you a massage vs. receiving a professional, deep tissue massage.

Your spouse hits the surface areas, but the professional reaches every nook, cranny, and crevice.

3.  Decorate with new furniture.  You don't necessarily need to spend a fortune on new furniture to change the look of a room.

Give a room a vintage look with a dresser like this one painted "Chesapeake Blue."

Add an accent chair to a barren corner of your family room.  Or pick up an antique dresser at a garage sale or second-hand shop.

Furniture doesn't necessarily need to be new, just "new to you," to compliment and complete a room that was just missing a final piece.

4.  Build a hardscape.  Outdoor living space is just as important as indoor living space for many homeowners in the Carolinas.

Build a new cobblestone patio or upgrade your existing one.  Fire pits and outdoor fireplaces remain very popular among homeowners.

Can you see how this will improve your life?
Even a well-positioned bird bath or koi pond can make a huge difference in the appearance of -- and the enjoyment you receive from -- your backyard.

5.  Update your kitchen and / or master bath.  There are two reasons to update these two important rooms.

First, you'll get enjoyment out of having a kitchen and master bathroom you can be proud of.

Secondly, these are the two rooms with the most impact on resale home prices in your entire house.

What can tile and marble do for you?  Even granite is
considered standard counter top material these days.
Today's buyers want to move into new or "like new" homes, and studies show these two rooms have more impact on your home's value than any other room in the house.

Just don't expect to get an immediate dollar-for-dollar return on your upgrades as these are also two of the costliest rooms to improve.

Charlotte Daily Short: Nationwide Foreclosures Down, Sales of More Expensive Properties Up Per National Association of Realtors®

According to the National Association of Realtors® (NAR), January home sales have increased year-over-year in the four highest price categories, beginning at $250,000 and higher.

Sales prices in the typical starter-home price-range ($100,000--$250,000) have dipped slightly nationally while the biggest drop in home sales is in properties priced under $100,000.


Per Keeping Current Matters:

Some Highlights: 

  • Home Sales are up year-over-year in the top 4 price ranges and only slightly below last year's numbers in a fifth.
  • A lack of distressed property inventory has led to a slow down in sales in the under $100K price range.
  • As home prices continue to rise, there will be less homes available for sale in the lower ranges.
Here's a look at home sale trends by price in the Charlotte area in the past five years:

As foreclosures have decreased, home sales under $100,000 are at their lowest point since before January 2011.

Charlotte's sweet spot is in the $100,000 -- $250,000 range with steady growth and the highest number of sales per month. Notice the time of year when most properties are closing.

As new construction increases and as values continue to rise, the $250,000 and up price range has seen a surge in the past five years and I expect this upward trend to continue.

And just because you wanted to know how Charlotte's $1 Million-Plus market is performing, it, too, is on the rise, peaking the previous two summers.

KCM Blog Review: Home Ownership Still Huge Part of The American Dream

According to a recent study by the National Association of REALTORS (NAR), home ownership remains a big part of the American dream.

The National Association of Realtors (NAR) just released the first edition of their Housing Opportunities and Market Experience Survey (H.O.M.E.). NAR explained that the report covers: 
“…core topics that will be tracked on a monthly basis such as views on housing as a good financial investment, whether homeownership is part of the American Dream…”
The study revealed that almost 90% of households of all income levels and ages agree that home ownership is alive and well as part of the "American Dream."

These findings should not be surprising with home values returning to pre-recession values in most parts of the country.

However, the popular push for universal home ownership in the early 2000's nearly killed the American dream for hundreds of thousands of households in 2008 when home values plummeted and foreclosures went through the roof

Countless families and individuals who "qualified" for sub-prime and no-doc loans could no longer afford to pay their mortgages. 

Some simply refused to pay their home's out-sized mortgage because they were so far under water. 

Fortunately, today's much stronger economy has helped existing home values improve while new lending regulations are helping to ensure that more borrowers can afford the homes they purchase.

So, what do you think?

Is home ownership still part of the American dream?

Do you consider home ownership to be more of an investment or a financial risk?

As a REALTOR, I'll admit I am biased, but the fact remains that I am proud to be a home owner and I am proud to help others realize the same dream.  There is something to be said for putting down roots.

And if pride in ownership isn't enough, I'd rather build wealth and gain home equity by paying my own mortgage than renting and paying someone else's.

Charlotte Daily Post: The Word Cluster That Made My Day

Word cluster put together by my fellow Realtors at Allen Tate Realtors, Charlotte-Ballantyne.
Kind words can go a long way. Especially when they are about you!

In December, our office administrators, Kristi and Lisa, asked everyone in the office to use a word (or two) to describe each person in the office.

From that list, they put together a word cluster of the best descriptive words for each person.

The words used to describe me are: Talkative, Creative, Successful, Determined, Goal Oriented, Outgoing, Hard Worker, Kind, Good Person, Nice Smile, Soaring, Inquisitive, Smart, Great Writer, Big Ideas, and Tater.

For those not in the know, a "Tater" is someone who embodies the values the Allen Tate Company.

The Truth About Working in Residential Real Estate Sales: Five Things You Should Know Before Becoming a REALTOR

Congratulations!  You just decided to get your real estate license and you are ready to start selling homes, making money and living the high life!

Woo-hoo!!

Well, not to be a downer, but there are a few things you should know before rushing out to purchase a brand new Lexus prior to taking your first sales appointment.

Getting Your Real Estate License Is Not a "Get Rich Quick" Scheme.

The majority of REALTORs are not "rich," though the most successful agents typically earn well above minimum wage.

Note #1: The minimum wage in residential real estate sales is zero minus office fees and dues, association fees and dues, and all of the costs associated with actually operating a business.

Top producers can earn well into the six-figures per year and some are pulling down seven-figure incomes, but the majority of agents earn between 40K to 60K dollars per year with only one in five earning more than $100,000 annually.

This is not to say you won't be in the top 20% making 80% of the money!

But to make it big, you'd better have big goals and specific plans on how to achieve those goals.

As my father often told me when I was young, "Son, you can 'spit' in one hand and wish in the other. Tell me which one fills up faster."

If you are fortunate enough to have one or two prospective clients who are planning to buy or sell real estate as soon as you get your license, that is fantastic.

But you will not "get rich" off a couple of sales and the entire world is not going to knock down your door begging you to represent them.

Never Count Your Chickens Before They Hatch

Do not count on the couple of "easy" early leads you have until your "clients" are pre-approved for a loan, have signed agency agreements (thus becoming your actual clients), are under contract to buy or sell a house with you as their representative, are beyond inspections and repair negotiations, successfully through underwriting, have signed papers at the closing attorney's office, and are handed the keys to their new house after the deed has been recorded at the County seat.

Note #2: "Easy" clients, such as family or friends, should be treated the same as those clients who are more difficult to come by. People you are close to can be among the most challenging clients to work with if you cannot speak frankly and separate the emotions of your relationships from the business at hand. As long as everyone is aware that you are a serious business person operating a serious business, everyone can relax and have fun. Always treat your clients fairly and honestly, regardless of your personal relationships, and you will be just fine.

Promote Thyself and Thy Business

In order to earn people's business, you have to let them know you are in business. And you have to be persistent!

You have to work your sphere of influence. You have to market where you live and play.

You have to hold open houses. You have to knock on doors and talk to people.

You have to speak to people in the grocery line and at the gas pump. You have to wear a name tag everywhere you go.

You have to ask everyone you know and meet who they know that needs to sell or buy real estate.

In summary, you have to shamelessly self-promote. You don't have to be annoying about it, but you actually do..at least just a little bit.

In person. Online. Through the mail. Over the phone.

You have to have gumption to make it in the business of real estate sales. You have to let people know that you are in the business.

And you have to take advantage of every opportunity that comes your way, no matter how big or small.

Live and Work to Serve Others

Real estate sales is a service business.

Though there is (hopefully) a transaction that results in the transfer of the ownership of property, real estate agents do not actually sell a product. We sell a service.

Home owners sell houses.  REALTORs sell knowledge, experience, guidance, expertise, and a helping hand.

REALTORs should care about their clients' well-being and generally enjoy helping people.

And not just during the fun parts like chauffeuring clients in that shiny new Lexus you just purchased.

Note #3: Do not take buyer clients out to "look" at houses. Take them out to "buy" a house.

But also during the difficult parts, like negotiating repairs and conflict resolution.

To truly succeed in residential real estate sales, an agent must have a passion for helping people through one of the largest and most life-altering purchases and decisions they will make in their entire lives.

You should probably have more than just a moderate interest in houses, too, but the most important thing is your desire to help others.

If you help enough people and if you truly have your clients' best interests in mind at all times, you will be rewarded infinitely.

Happy clients with whom you form relationships and keep in touch before, during, and in-between transactions are not only a source of future business, but the main reason you should be in this business.

To Be or Not To Be (a REALTOR)

Hopefully my statements will not dissuade anyone who is truly passionate about helping others, making a fantastic living, and building personal wealth with nearly unlimited earning potential through commissions, investments, and residual income from pursuing a career in real estate.

I believe wholeheartedly in pursuing dreams and serving others through a career that is more of a mission and a calling than just another job.

Business takes off for some agents more quickly than it does for others, but anyone who is persistent and who is committed to helping others has an opportunity to be successful.

Real estate agents are entrepreneurs operating small businesses which help drive our economy. Being a REALTOR requires discipline and flexibility, but it also offers tremendous freedom from being on an employer's schedule.

Earning my real estate license in my thirties was the best career decision I have ever made, and I believe I needed the work experience earned in my twenties to be successful in my career as an agent. I look forward to growing my real estate business, helping good people find good homes, and putting food on my family's table and in the pantry for many, many years to come.

But maybe I will save one or two people from thinking that real estate sales is nothing more than a highway to a quick buck and they will choose a different path. Perhaps they will choose to work in commercial real estate.

It's Jimmy On Why the Holiday Season Can Be a Great Time to Buy or Sell a Home

It is that time of year again.  Leaves are falling from the trees and there is a hint of Arctic chill in the air. Retailers have wrapped up Halloween, skipped Thanksgiving, and moved on to the Christmas shopping season.

Consumers are in a festive mood, anxious to spend their hard-earned money on retail products and gifts for family and friends. So, why wouldn't they want to make the most important purchase of all -- a new house -- as the holidays approach?


Well, if they are "just shopping," then they may want to wait until a less hectic time of the year to become serious about the home buying process. 

However, holiday season home buyers and sellers understand that this is the time of year when those who are out there shopping are likely to be shopping with a purpose.


Here are three reasons the holidays are a great time to sell, or purchase, a home.


1.  Nobody wants to waste anyone else's time.  Sellers who put their homes on the market around the holidays know they will be inconvenienced by potential buyers who want to see their home while they are basting the Thanksgiving turkey.  But they also know that most potential buyers shopping at this time of year are ready and willing to pounce on the right home for the right price.  Holiday shoppers are also likely to be pre-approved and they won't want to risk offending the seller with an under market offer if they are serious about closing the sale.


2.  Winter vacation can make moving more convenient.  Kids are generally out of school for a couple of weeks and many employers shut down for several days around the Cristmas and New Year's holidays.  That means more help packing and less time missed from work and school due to the move.  Many potential buyers relocating from outside the area will also want to move into their new abode in time to test drive their new chimney ahead of Santa Claus.


3.  Everyone wants a fresh start to the new year.  New Year resolutions are often made January 1 and nearly as often broken within a couple of weeks.  What better way is there for a buyer to begin the new year than by keeping their resolution to move into a new home?  As a home seller, you can make this dream come true for your home's new owner and you get to move into your next home, too.  Now that is what we in the industry call a win-win!


Spring may be king in the eyes of most real estate practitioners, but for those sellers looking to sell in a less crowded market in which the buyers who are out there are more likely to make a substantive offer, the holiday season may be the biggest gift of all.  


So, think again before deciding to wait until March to put your home on the market like everyone else in your neighborhood, and consider adding a "For Sale" sign to your outside holiday decorations.
